We have made our charges fair and simple.

Our charges are not an percentage of the value of your prospective property. We do not have a set percentage charge. Charges are based on property size not location or value.

 

Purchasing or Renting the charges are the same.

It does not make any difference to our charges. Our charges are not a percentage of the property value, therefore we do not need to know it. At a time when property values and rent prices fluctuate our charging system is always stable

 

Hidden Extras

There are none.  We do not charge to investigate broom cupboards or other tiny spaces, or the garden shed.  We do not charge VAT

Base charge

Used in conjunction with the first three properties to have Area Inspections

After the third Area Inspection each extra Base Charge cost

                                           £100

 

Area Inspection charge

In each property, for every room viewed and documented there is a £25 charge.  In commercial properties the same applies except for open plan and very large areas, the charge is £25 per 100 sq. ft., or 9.3 sq. metres

House with 4 bedrooms, 2 reception rooms, sun lounge, kitchen, 2 bathroom, front and back gardens, garage.
13 areas at £25 per area

Accompanied Viewing

If requested SHF can accompany you to any property of your choice, either one you have found or found by SHF.  The charge is payable at the time of viewing

Each accompanied viewing       £100

 

Negotiation

SHF will negotiate on your behalf as part of their services of finding your property.  Also, they will negotiate for you on any property as a separate service.  When you find your own property and feel to involved or nervous to do the negotiation your self  SHF can do it for you.  We will endeavour to get your property at the best possible price.  It is not simple to assess the charges for this service as it is not known how long it will take or what background information is necessary to research.  Charges start at £100 per day plus .50p per mile travelling.  Be assured you will not be charged any percentage proportion of the final sale price.
